We did not do shit to improve our old house in Texas from when we bought it 2016 to when we sold it on 2025, the appraised value went from 195k to 331k. Its based on sales of similar houses in the area and (theoretically) capped at a 10% increase per year assuming you have a homestead exemption. They can also do cap loss recovery for some period of time after appraisals stop increasing to recoup the “lost cap” from years when there was a greater than 10% increase but the homestead exemption prevented them from getting all of it.

The rit synthetic fabric dye works on some plastics as well. I originally got that to use on my gamecube controller port cover and figured why not try it here. I did the purple one first, and when it turned out more pink colored I tried adding the black since I wanted a more olive green color.

The ultrasonic cleaner was just because it had the ability to heat the fluid inside and maintain the temperature rather than boiling and letting it cool down. I am curious if running the ultrasonics would have made a difference in how well the dye was mixed but I didn’t test that.

I don’t have any additional resources, I learned about this stuff on youtube from a guy who was doing a wii shell. I’ll see if I can find the link.

I want real consequences for this stuff. It’s great that they are getting chastized but this stuff needs to result in disbarment or the like. In engineering if you put a PE stamp on something that isn’t to standard or if you are found guilty of ethical violations you don’t get to keep practicing as a PE. The same standard needs to be applied to other professions. Citing a fake case is a fucking huge ethical violation and malpractice, and needs to be treated as such.

I mean, the 2gr isn’t the greatest either, they used to eat timing chain guides iirc. Its better now though afaik. Hell, our highlander has 275k on it and its doing fine.
